No property is perfect and no home is without needed repairs. Tenants should use this page to make maintenance requests and get guidance on what to do in case of an EMERGENCY.
NON-EMERGENCY requests will be evaluated for urgency and necessity. Tenant can fill in this ONLINE form or download the Non-Maintenance Request form. ALL REQUESTS MUST BE IN WRITING, NO VERBAL REQUESTS ALLOWED.

Please do not get discouraged or angry, if your request has not been performed immediately. The owner has final decision on any non-emergency requests.

1. Emergency Shut Off Process
-- Water leak, shut off at water meter by the street. * { LVV Water D help = 702-870-4194 } -- Gas leak, shut off at gas meter on side of house. * { Southwest Gas help = 877-860-6020 } -- Electrical problem, shut off switch at breaker box. * { NV Energy help = (800) 962-0399 } -- If Tenants are unable to do the emergency shut off process or get help above, then call 311 or 911 or a 24-hour service and pay for the contractor to come out and shut off the service. 2. Office Emergency Contact -- ( 9am to 5pm, Monday to Friday ) -- after shut off is completed, via phone 702-998-7775. -- or text to 702-337-3660. -- need property address. 3. After Hours Emergency Contact -- ( 5pm to 9am, Monday to Friday ) -- on Saturday and Sunday ( 24 hours ). -- after shut off is completed, via phone 702-769-2633. -- or text to 702-337-3660. -- need property address. NOTE: An Emergency is one that would cause harm to the property, (Ex: major water leak that floods the house, gas leak, etc.). Tenants are responsible to SHUT OFF the water, gas, electricity in an emergency situation. Failure to do so, will result in charges, expenses, penalties applied to the Tenant's rent ledger. 4. Non-Emergency ( Normal Repairs ) -- ( 9:00am to 5:00pm, Monday thru Friday) -- Report it to DSR: -- via Propertyware Tenant Portal -- via this Maintenance Request form. -- or text to 702-337-3660. -- NO Verbal Request Allowed. NOTE: A normal repair is one that is not life threatening or will not cause damage to the property, (Ex: cracked window, floor tile coming up, lights or outlets does not work, toilet runs, sink clogged). We will work with our owners to evaluate your request. Any Tenant damages will be documented and payment is due by Tenant. Eviction, Small Claims, Criminal and/or Civil proceedings may also follow. |
