No property is perfect and no home is without needed repairs. Tenants should use this page to make maintenance requests. Any request made will be evaluated for urgency, emergency and necessity. Tenant can fill in this ONLINE form or download the Tenant Maintenance Request form. ALL REQUESTS MUST BE IN WRITING, NO VERBAL REQUESTS ALLOWED.
Please do not get discouraged or angry, if your request has not been performed immediately. The owner has final decision on any non-emergency requests.

REPAIR LEVELS
1. Emergency repairs (Habitability or Essential Repairs) must be immediately reported via phone, 702-998-7775 or this Maintenance Request Form notice. An emergency repair is one where it would cause harm to the property, (Ex: major water leak that floods the house, gas leak, etc.). Always make sure that you and your family is safe. We will dispatch our service companies as fast as possible to resolve the issue. 2. Repairs (Habitability, Essential, Required Repairs). A repair is one that is not life threatening or will not cause damage to the property, (Ex: cracked window, floor tile coming up, light does not work, toilet runs, sink leaks, water heater not working, air conditioning or furnace not working). We will be working with our owners to evaluate your request and obtain approval. Any Tenant damages will be documented and payment is due by Tenant or face Eviction, Small Claims, Criminal and/or Civil proceedings. 3. Property Alterations (NOT Habitability and NOT Essential Repairs) must have attached pictures, samples, sketches, architectural review documents and approved by Landlord in writing before any alteration can begin. A property alteration is one where the tenant wants to make changes to the property either visually or structurally, (Ex: paint a wall, add a concrete patio, add a tree or bush, remove a light, etc.). |
